West Side Cleveland Market Update — July 2026

If you're watching the real estate market across Fairview Park, Lakewood, and North Olmsted, July brought strong, steady activity across all three communities — with each market showing its own distinct personality.

Fairview Park

Single-family homes here moved fast: 17 homes sold at an average price of $325,588 ($212.54/sq ft), commanding 103% of asking price in just 11 days on market. That's a hot, competitive market for sellers. Condos told a quieter story — 4 sold at an average of $174,950 ($141.38/sq ft), with 44 days on market.

Lakewood

Lakewood had the highest volume of the three: 51 single-family homes sold at an average price of $463,758 ($256.37/sq ft), selling at 102% of asking in 22 days. Condos also stayed active, with 15 sold at an average of $166,587, selling at 97% of asking over 64 days on market.

North Olmsted

North Olmsted showed remarkably balanced numbers: 46 single-family homes sold at an average of $324,470 ($203.19/sq ft), right at 100% of asking, in 23 days. Condos performed nearly as well — 10 sold at an average of $173,420 ($142.12/sq ft), 99% of asking, in 20 days.

What This Means

Across all three communities, single-family homes continue to sell at or above asking price with relatively short market times — a clear sign that buyer demand remains strong on Cleveland's West Side. Condos are moving a bit slower across the board, which may offer more room for buyers to negotiate compared to the single-family market.
